On-site Observation: Seeing is Believing – Unlocking the Code to Quality Service Through Details
Xixi Star’s clean and orderly environment impressed the delegation as soon as they arrived. Unlike traditional residential quarters with routine cleaning, Xixi Star, delivered eight years ago, demonstrates a sanitation management approach characterized by “full coverage, zero blind spots, and normalized execution”.
Besides its distinctive implementation measures, the property management team’s innovative “fixed-point inspections + immediate cleaning + regular assessments” sanitation mechanism and the “community-proprietors committee-property management tripartite collaboration” supervision mode also contribute to the full satisfaction of the sanitation service standards. Delegation members stopped frequently to take notes, expressing their approval for this management philosophy that “pays meticulous attention to small matters and devotes thorough efforts to detailed tasks”.
Under the guidance of the project leader, the delegation visited several key facilities including the power distribution room, domestic water pump room, and fire control room. There, all equipment was neatly arranged, with complete operational records, inspection logs, and maintenance files. The power distribution system features a smart monitoring setup capable of real-time status tracking, enabling early fault warning and rapid response. This equipment management approach left a strong impression on the delegation.
Many renovation projects at Xixi Star vividly exemplify the principle of “addressing urgent public needs and alleviating public concerns”. Civic improvement projects such as waste disposal site renovation, aging auxiliary facility upgrade, repair of sunken road surfaces and landscape enhancement at the main entrance were a major part of the visit. These renovation projects all originated from resident feedback. Through door-to-door visits, the property management team gathered public opinions and listened to community voices. Proposals were then developed through the “community-proprietors committee-property management tripartite collaboration” to ensure precise alignment with resident’s needs. This renovation philosophy of “from the people, to the people” deeply inspired the delegation.
After the on-site visit, a lively exchange forum was held as scheduled. The project leader of Xixi Star shared in detail their governance model of “Party building leadership + tripartite collaboration”, the secret behind a 100% property fee collection over 8 years, as well as distinctive service experiences such as “Brother Hong” emergency response team and community cultural activities.
